Project Description
The project dominates development and business invitation, giving full play to transportation advantage of Urumqi Airport and Euro-Asia Continental Bridge so as to construct an international logistics center with international function, standard and dimension and network. By establishing a modern logistic facility platform and information network platform, it is to build up Urumqi Modern Logistics System Center. Through concentrating, spreading and radiating a variety of logistics and relevant enterprises, it is to offer overall logistic service including exchange, exhibition, storing, packing, logistic processing and information etc. in order to become a demonstration base with China modern logistics industry development. It is integrated with comprehensive, opening, multi-function, interactive functions including airport sector, railway sector, joint transportation sector, bonded storing sector, processing area, free trade sector, international exhibition sector, office sector, comprehensive service sector, living sector. It is to bring in advanced foreign experience and apply an operation mode of united construction and specialized operation, that is, the development company, under the leadership of the government, develops unitedly and according to various requirements of different projects brings in different specialized companies to undertake operations.
At present, the planned area of the first phase covers 2895 mu and has got land use right confirmed within the planned area. Now it sets about making compensation for land. The first phase is invested 1.958 billion yuan and IRR is 8.35% and static recovery period is 7.84 years.
项目描述：该项目以开发建设和招商引资为主体，充分发挥乌鲁木齐空港和新亚欧大陆桥的交通优势，建设国际化、规范化、规模化、网络化的国际物流中心，通过现代物流设施的平台和信息网络平台的构建，打造乌鲁木齐现代物流体系的核心，通过各类物流及其相关企业的集聚、扩散、辐射，向社会提供包括交易、展示、仓储、包装、流通加工、信息等全方位的物流服务，成为中国现代物流产业发展的示范基地。具有综合性、开放性、多功能、互动的功能，包括空港作业区、铁路作业区、联运作业区、保税仓储区、加工区、自由商贸区、国际会展区、办公区、综合服务区、生活区。拟引进国际先进经验，走“统一建设、专业经营”的经营模式，即由开发公司在政府指导下统一开发，并根据各专业需求，引进不同的专业化公司进行经营。
目前，项目一期规划面积2895亩，规划范围内的土地权属已确认，并着手进行土地补偿工作。项目一期投资19.58亿元，内部收益率8.35%，静态投资回收期为7.84年。 |
